Chapter 150 - Buying The Storefront (1)
As soon as Shu Yan went back to the shop, Zhang Huaxiu came and told her that Lao Hu had come looking for her. What a coincident. She went looking for him yesterday and missed him; today he came looking for her and she missed him again. Was that a sign that she should not buy the storefront? Thought Shu Yan to herself.
“Did he say anything else?” Shu Yan was anxious. She would truly be rooted down in City Nan if she could buy that place.
“He said he has good news and to go talk to hi when you have a chance.” Zhang Huaxiu was very curious what it was about, but it was her boss’s personal matters, so it wouldn’t be appropriate for her to pry too much.
Shu Yan picked up the purse that she had just put down, gave Zhang Huaxiu a heads-up and hurried over to Lao Hu’s place.
Seeing Shu Yan, Lao Hu quickly invited her inside. He, too, wanted this transaction to go through. He was looking at several thousand yuan of agent fees. That ought to allow him to take a small break from work.
“I took the owner out to dinner last night and spent all night talking him down. He finally agreed to sell the place at $8,800 per square meter. I don’t think he will go down any further from that and there had been more people looking at it lately. I suggest you to make a decision soon.”
“$8,800. That’s acceptable to me.” Shu Yan had already prepared to pay 9,500 yuan if all else failed. Being able to talk the landlord down to 8,800 yuan was already a surprise in and of itself.
They didn’t want to drag it out any longer than necessary so the two of them headed out to look for the owner right away. Shu Yan would like to pay the down payment today, if at all possible, and have the contract signed. Otherwise, she would really lose sleep over it.
“Lao Hu, I plan to finance this storefront. How long would it take to get the application through? Will the owner wait that long?” Shu Yan has enough cash, but she didn’t want to pay for the entire place with cash. Especially during this time period. Money would depreciate more and more and financing was a very good idea.
“I have a buddy who works at a bank. I’ve already asked him about it. As long as we have all the required doc.u.ments, they can approve it immediately,” said Lao Hu as he patted on his chest to rea.s.sure Shu Yan.
The way financing work during this time period was very different than it was in the future. The bank employees needed to complete the transaction to be able to earn their bonuses. They may even have their salaries deducted if they don’t close the deals. The bank wanted their customers to finance as much as possible, so long as they have the ability to pay it back.
Shu Yan has real estate property and a fair decent storefront. Obtaining an approval for financing would not be an issue at all.
The owner of the property was a man in his thirties who had just earned his graduate degree a year ago. He met his wife in school and both of them had secured jobs overseas and decided to settle down over there. They planned to buy a house this year and was short a bit of money, which was why they have decided to sell off the storefront on West City Nan Road.
His parents were also with him. They were natives of City Nan. They were very friendly when they saw Shu Yan and offered her water and snacks.
“It’s alright, aunty.” Shu Yan took the water from her, took a sip, smiled and said, “I trust that Lao Hu had already discussed all the details with you. I am okay with the price but I want to finance the place so it might take the bank a few days to approve the loan.”
“How long will that take? My son will be leaving in a week.” The aunty frowned a little. If it wasn’t the timing, she was sure she could fetch over 9,000 yuan. There was also a buyer who offered to pay cash right now, but he was only willing to pay up to 8,500 yuan.
“Don’t worry. We will make it in time,” said Shu Yan with a smile. “If it isn’t approved in time, I will pay cash for it.”
